Those who have ever bought or sold land know how important it is to have a trusted advisor at your side. Many times, a land broker can be the difference between closing a deal or losing out to another buyer. In today's fast-paced land sales industry, a qualified broker can help clients understand the value of their property as well as its position in the marketplace relative to similar property types. Further, with access to market data, brokers can accurately gauge when a piece of land will be most valuable and where most of the prospective buyers are located.

Traditional land agents, however, don't form the type of strong bond with their clients like certified land specialists from Mossy Oak Properties do. More so than other brokers, specialists from Mossy Oak Properties form lasting relationships with landowners and place a high priority on both the client and the property itself. MOP specialists are also industry-leading experts in their respective regions and know the ins and outs of all the latest regulations and market updates.

We sat down with Broker/Owner of Mossy Oak Properties of the Heartland-Fiscus Land Company in Oswego, Kansas, Josh Fiscus, to get more insight on what makes his job the best and how clients benefit from MOP service.

What's the most enjoyable/rewarding part of your job at Mossy Oak Properties?
Getting to work outdoors looking at properties of all types, from ag and recreational land to untouched and manicured turnkey properties. Being able to make buyers' dreams come true as well as satisfying sellers' goals with fair market prices.

What drives you to go above and beyond for your clients?
Doing the little things for buyers and sellers to make the sale go smooth and keeping all parties informed. The best advertising ever is referrals.

Did you always have a strong connection to land growing up?
I have always loved the outdoors, and as early as age six or so I have memories with both my grandpas - planting corn, riding the two-row corn planters behind his B John Deere as well as fishing for bass in the pond on the family farm.

What makes your land region stand out compared to others?
I think my area of southeastern Kansas is known for giant whitetail bucks and rich riverbottom farmland at a very affordable price compared to the rest of the Cornbelt in the Midwest.

What is something most people wouldn't realize about the land sales industry at first glance?
I don't think people see the vast amount of time and resources we put into our listings compared to typical residential agents. Covering a wide area, we put many miles on our trucks pulling UTVs everyday to showings - many days covering 200 miles or more. I am proud to be a land broker, and enjoy that each day can be a new adventure.

Josh's commitment to his clients is well-known, and his team continues to provide the type of expertise and customer service that clients need when making big decisions on the future of their land.

How to Save Money and Grow Bigger Deer
Two of the most-overlooked aspects of wildlife management are the importance of spraying herbicides to kill grasses and weeds in green fields and mowing. According to Austin Delano, head of research and development for Mossy Oak BioLogic, after the seeds are in the ground, most hunters walk away and expect to come back just before bow season starts to a lush green food plot. Food-plot management at different times of the year depends primarily on
